Why Sliding Doors Struggle in Central Florida
Sliding doors have a harder life here than in most of the country. It is worth knowing why, because it explains most of what goes wrong.
Sand and grit
Sandy soil, pool decks and construction dust all end up in the bottom track. That grit is what wears rollers flat, and worn rollers are the single most common reason a door gets heavy.
This one thing causes more repairs than everything else combined, and vacuuming the track prevents most of it.
Humidity and salt air
Humidity works on metal parts year round. Closer to the coast, salt speeds it up. Corroded rollers seize rather than roll, and corroded lock mechanisms get stiff.
Sun on the glass
A west-facing patio door takes serious heat every afternoon. Over years, that heat cycling is hard on the seal around double-pane glass, which is what eventually lets moisture in and causes the foggy look.
Storms
Wind drives grit deep into the track, and rain gets forced past seals that were already tired. Frames can flex enough that a door binds afterwards even though nothing looks broken.
A quick track vacuum after a big storm is worth the five minutes.
Pools
Wet feet, sunscreen and pool chemicals all get walked into the track. Pool doors are usually the heaviest door in the house for exactly this reason.
Constant use
The good part of living here is that the patio door gets used all year. That is also ten times the cycles a door in a colder state sees.
What this adds up to
Doors here need the track cleaned more often than the manual suggests. Twice a year is a sensible minimum, and pool doors do better with more.
