Why Orlando is so hard on sliding glass doors
Sliding doors fail faster here than almost anywhere else in the country, and it is not because Florida doors are built badly. It is the environment. Heat, humidity, storm grit and pool chemistry all attack the same small parts — the rollers, the bottom rail and the plastic hardware — and they do it year round.

Pool and lanai doors take chemical abuse
Orlando is screened-enclosure country, and the door between the house and the lanai is usually the most-used door in the home. It also sits a few feet from chlorinated water. Chlorine vapor and pool splash corrode steel roller bearings and eat the plating off latch hardware far faster than a front-of-house slider ever wears out.

Confirm the door actually latches. Not that the handle turns — that the latch hook engages the keeper in the jamb. A door sitting low on worn rollers often looks locked and is not. Under storm pressure loading, that is the failure that matters.
Clear the weep holes. The small slots at the base of the frame drain wind-driven rain out of the track. Blocked with debris, water backs up into the roller channel and finds its way onto your floor. A wire and thirty seconds per door handles it.
Check the weatherstripping. Brittle, flattened or missing seals mean water intrusion during a sideways rain event, and they are cheap to replace before the fact.
Deal with a heavy door now, not in September. If your door already needs two hands, it needs service. Repair schedules across Central Florida tighten sharply the moment a storm enters the Gulf, and so do parts lead times.

Sliding patio doors, French doors, and what we actually service
We handle sliding patio door repair — panels that roll horizontally along a bottom track. Hinged and French patio doors are a different animal: they swing on butt hinges and use a completely separate hardware set, with no rollers, no bottom rail and no panel to lift out.
If your patio door swings open rather than slides, we are not the right company for it, and we will tell you that on the phone instead of charging you a trip fee to find out. Everything below applies to sliding units, pocket sliders and multi-panel stacking doors included.
Which panel moves changes the job
On a two-panel patio door, one side is fixed and one slides. On three- and four-panel doors more than one panel may move, and on some layouts the moving panel runs on the outer track — which changes how it comes out and whether it can be lifted from inside the house at all.
That is why we ask which panel is giving you trouble and which way it slides before quoting. The same model of door is a straightforward job at ground level and a much more involved one when the bad panel is the exterior leaf.
Patio door screens are a separate item
Most sliding patio doors in Central Florida also carry a sliding screen in its own outer channel. We work on the glass panel — its rollers, its track, its alignment and its hardware. Screen doors and screen enclosures are not a service we offer.
It is worth knowing the difference before you call, because a screen that binds and a glass panel that binds can feel similar from inside the house but are completely unrelated repairs. If the glass panel is heavy, grinding or jumping, that one is ours.
Balcony, condo and second-floor patio doors
A ground-floor lanai door is the quickest version of this job. A patio door on a second-floor balcony or in a condo tower is not: the panel still has to come out, but there is no room behind it, the lift has to happen indoors, and some buildings ask for notice before work is carried out.
Impact-rated glass makes the panel heavier again. None of this prevents the repair — it simply means access is one of the real inputs to the quote, so tell us the floor and the balcony situation when you call and the estimate you get over the phone will be far closer to the final number.
